Welcome to Fourth Quarter 2015 Connecticut Market Report, our examination of the single family and condominium markets throughout Connecticut.
2015 gained momentum with single family homes sales volume at $11,293,457,000, a 7.14% increase year over year. Total sales in 2015 were 29,081, a 10.73% increase from last year. The average sales price in 2015 was $388,300, down 3.24%. Condominiums saw a 5.16% increase in sales volumes year over year ($1,620,049,000 vs $1,540,516,000), and a 5.30% increase in total sales (7,196 vs 6,834). The average sales price for condominiums decreased slightly by 0.13%. The luxury market saw sales between $2-5 million increase slightly, with a 1.02% increase in 2015. The luxury market in Fairfield County remains the strongest with 593 units sold in 2015 compared to 563 in 2014. Days on market decreased by 0.15% for single family homes year over year. Sales jumped 10.73% for single family homes and condominium sales increased 5.30%. Inventory on single family homes went up slightly by 0.82% while inventory for condominiums jumped 30.09% year over year.
Overall, 2015 was a solid year for the housing market. As the market continues to gain momentum in 2016, buyers and sellers will continue to ride the wave of value priced homes. The long-anticipated interest rate increase is not predicted to have a large impact on home-buying activity in the year to come. As rates continue to be at historic lows, buyers will still be able to take advantage of lower priced homes and the increase in inventory in the coming months. In addition, the rising cost of rentals in Connecticut will bring new people into the home-buying market.
